, Quanzhou City Construction Scale: The project includes three sub-projects, namely, the supporting residential project of the industrial base, the supporting road of the industrial base and the Otter Mountain Cultural Park project. Of which:
the supporting residential project of the industrial base of the first subproject: the project is located in the land lot of Li 2024-7, with a land area of 89547. 67 square meters (about 134.32 mu), of which the land area of Class II urban residential land in the south is 82659. 17 square meters (about 123.99 mu). The land area of the kindergarten on the north side is about 6888.50 square meters (about 10.33 mu). The project consists of 21 high-rise buildings, a multi-storey kindergarten (15 classes), a multi-storey commercial building and a power transformation and distribution room. The total construction area is 313423.91 square meters (of which the capacity area is 236828.18 square meters and the non-capacity area is 76595.73 square meters), the plot ratio of residential land is 2.80, the floor area is 14795.99 square meters, the building density is 17.90%, and the greening rate is 30.50%. The prefabricated building area is not less than 40% of the total building area, and the prefabricated buildings are 1 , 2 , 6 , 7 , 10 , 18 , 19 # (the above-ground building area is 18967.50 ㎡), 20 , 21 # and 22. The plot ratio of kindergarten land is 0.78, covering an area of 1574.68 square meters, with a building density of 22.86% and a greening rate of 30.00%. Supporting roads for the secondary industrial base of
the subproject: including four municipal roads, namely, Tashan Road, Peixin Road, Xinbu Road and Jinhui Road, of which: ① Tashan Road starts from Jinli Avenue in the north and ends at Jiangnan Avenue in the south, with a total design length of 1112.299 m and a total construction length of 1028.69 m, and the road grade is urban secondary trunk road. The design speed is 40km/H, the width of the road red line is 34m, and the lane scale is two-way 4 lanes; ② Peixin Road starts from Qishan Road in the west and ends at Xinyan Road in the east, with a total design length of 625.003m and a total construction length of 589.675 m. The road grade is urban secondary trunk road, with a design speed of 40 km/H, a red line width of 30 m, and a two-way four-lane lane scale; ③ Xinbu Road starts from Peixin Road in the north and ends at Jiangnan Avenue in the south, with a total design length of 420.164 m and a total construction length of 370.354 m. The road grade is urban branch road, with a design speed of 30 km/H, a red line width of 18 m, and a two-way two-lane lane scale; ④ Jinhui Road starts from Qishan Road in the west and ends at Xinyan Road in the east, with a total design length of 650.939 m and a total construction length of 615.437 m. The road grade is urban branch road, the design speed is 30 km, the width of the red line of the road is 18 m, and the lane scale is two-way 2 lanes. The main design contents include: road engineering, traffic engineering, structural engineering, water supply and drainage engineering, electrical engineering, greening engineering, etc.
Sub-project Sanhe Mountain Cultural Park Project: The total construction area of the park is 34634. 91 square meters, including 1611.8 square meters of the building construction works of the first and second # buildings of the tourist service center. It involves pavement square, retaining wall, landscape wall, landscape footpath, leisure corridor, landscape pavilion, children's paradise, garden road pavement, parking lot, landscape greening and water and electricity pipe complex.
