1000 yuan was once a hot search.
On May 16, the staff of the Real Estate Registration and Trading Center of the Natural Resources and Planning Bureau of Hebi City, Henan Province, responded in an interview with China News Agency that there was no information about the buyers of "Ding Le" in the media report, nor about the registration information of the real estate transaction of 1000 yuan. However, the transaction record of buying a house for twenty or thirty thousand yuan is still there.
In big cities such as Beijing, Shanghai, Guangzhou and Shenzhen, a suite is worth millions of yuan or even hundreds of millions of yuan, even in ordinary third and fourth-tier cities, hundreds of thousands of yuan have to buy a suite. From the state to the local government, under the premise of guaranteeing "no speculation in housing", various policies have been introduced to boost the property market and boost economic development, so what is the matter of spending 1000 yuan to buy a suite in Hebi? Ding Le, who
revealed the truth
of "buying a suite for 1000 yuan in full", said in an interview with China News Agency that the name "Ding Le" was a pseudonym he asked the media to use when he was interviewed. But it is true that he bought a house in Hebi City, Henan Province for 1000 yuan in 2020.
Then why in Hebi City Real Estate Registration Trading Center to inquire less than 1000 yuan a set of real estate transaction registration and other information? Behind this is the risk point.
Ding Le said that the house actually cost 2000 yuan, because there was an intermediary fee of 1000 yuan. I bought it when I happened to meet it, and I just wanted to be cheap at that time. But the property has a lot of problems:
First, the transfer is not easy. Because the actual house is not in the name of the real owner, if you want to transfer the ownership, you have to work hard to find the owner of the house. At such a low price, Ding Le felt that it did not matter to get a full set of "reverse housing" agreement is also a voucher, so there is no transfer.
In other words, in the legal sense, Ding Le is not the owner of this "thousand yuan room".
Secondly, the roof is leaking. This "1000 yuan room" is in the courtyard of the gas company in Heshan District. On the top floor of the second floor, Ding Le described it as "leaking like a haunted house".
Third, the facilities in the house are dilapidated. Mushrooms grew on the table, and the chandelier rusted and fell to the ground. Ding Le said that when he posted the photos in the group, many people said it looked like a scene from a horror movie. "To buy it is to be cheap, thinking that it can be used or rented under simple repairs."
In addition to this suite, Ding Le bought a total of 14 suites in Hebi. The highest price suite was purchased at Fuxiang Home in Shancheng District of Hebi City for 20,000 yuan this month. The building area is 81 square meters and the roof is 6 floors. The disadvantage is that the roof leaks seriously. The
house was bought by Ding Le from a group of friends who bought hundreds of houses in Hebi. The group friend often bought and sold these low-priced houses. The house was bought by the group friend for 45,000 yuan. After the roof leak was repaired several times, he lost 25,000 yuan. Ding Le also bought a three-storey non-top floor house of 65 square meters from the group friend.
The reporter learned from an intermediary agency in Hebi City that there was a large property right of Zhongshan Road in Heshan District with 3 rooms and 1 hall, which sold for 26000 yuan, and the staff of the agency also pulled the reporter to a group of low-cost buyers, but the number of low-cost houses of about 20000 yuan was not large, and occasionally appeared, which was not very popular. The staff of the real estate registration and trading center of Hebi Natural Resources and Planning Bureau, who
was interviewed earlier, said that the house the reporter learned was in Heshan District of the old city, which was remote and belonged to the old industrial and mining area, where fewer and fewer people lived. How about the life of
"low-cost housing"?
According to Ding Le, although the recently purchased house in Shancheng District of Hebi City is remote, it is very convenient for shopping and living. Residential buildings also do a lot of painted exterior walls, the overall environment is very good, even better than old residential areas in some big cities.
Ding Le said that the number of residents in these old residential areas has definitely decreased compared with 10 years ago, but there is no feeling of scarcity or desolation at present. Although outsiders can be seen occasionally moving in, locals still account for the vast majority. The telephone numbers pasted on the door and occasionally dialed for consultation, rent or purchase were all local residents.
According to some real estate trading websites, the new district of Hebi City, where the municipal government and other organs and units are located, is very common to build new houses of about 800000 yuan. Even in Heshan District and Shancheng District, where the low-priced houses of twenty or thirty thousand yuan are located, the second-hand houses of two or three hundred thousand yuan are everywhere. Zhang Dawei, chief researcher of
Central Plains Real Estate, said in an interview with China News Agency that the low-cost housing in Hebi is normal. These low-cost houses have existed in many places in China for a long time. Not only Hebi, but also many cities below the third and fourth tier have this kind of low-cost housing. After thirty or forty years of use, the value of the house is basically balanced with the current price under the influence and adjustment of many factors such as market supply and demand.
Zhang Dawei said that the high housing prices in big cities like Beijing, Shanghai, Guangzhou and Shenzhen are more about the value of the city, and the price and market supply and demand are relatively balanced. This is totally different from the low housing prices formed in the process of transformation and upgrading of resource-based cities such as Hegang and Fuxin mentioned in previous reports.
According to the intermediary agency staff who recommended 26000 yuan to reporters, after the completion of the new urban area, many residents of the old urban area went to the new urban area to buy houses, because the commercial housing in the new urban area can "add points" for young men and women in finding a partner.
According to Ding Le, as early as around 2014, he had already started to buy such houses, but he had never placed much hope on how much money he could earn by buying these houses. He was just used to seeing millions of properties in Beijing, and felt that these tens of thousands of yuan properties were very cheap. From the perspective of his own economic conditions, although he did not want to lose money, he did not care too much about them. "After all, these houses can also be put to some use."
Ding Le also has his own set of "experience" in buying houses in Hebi. He said that when he went to some old residential areas that looked good and asked the elderly where the houses were sold, he often encountered low-cost houses that made people feel "leaky". However, the supply of these low-cost houses is also tight, and it is not so easy to touch. Will there be a "reverse change" in
China? Is it a good way to invest in low-cost housing
in small cities?
"There is not much investment value." Zhang Dawei said that from a practical point of view, these old residential houses are really useful to themselves and can be bought. But from an investment point of view, he does not think these houses have much investment value. Unless these regions have great potential for development or have seen the trend of favorable policies. Moreover, it is hard to say when the demolition and renovation of these old urban areas will be put on the agenda.
Zhang Dawei introduced that there was a precedent of $1 auction in Detroit, USA. In countries where property taxes are levied, some homeowners have to pay buyers to sell properties with low residential value. "Our country will implement the concept of'no speculation in housing 'for a long time, and boosting the property market is also a reasonable adjustment for the smooth operation of the economy as a whole."
In his view, although the time for the phenomenon of "negative" real estate in China is far from coming, with the policy adjustment and market changes, "negative" real estate is not impossible, so whether it is speculation in low-cost housing or other personal scarce real estate, it is not the first choice for investment.
According to Ding Le, in the low-cost housing community he purchased, there are also some young people who are engaged in self-Media, content creation and other work. Prices here are low, many old residential areas do not even have property fees, and the cost of living is very low. For some people who pursue a leisurely and slow-paced life, these old residential areas with ultra-low house prices are simply "paradise".
With the intensification of competition, some people have begun to choose a small city life that is not too "curly" to realize their ideals in another way and pursue peace in their hearts.
